LandFactor AI

Deal analysis and due-diligence workflow for vacant-land investors.

One workspace to analyze a parcel, run the numbers with cited sources, and work the due-diligence checklist — instead of a dozen open tabs and a spreadsheet you don't quite trust.

Who it's for

LandFactor AI is being built for experienced small-scale land investors — people who already buy and sell vacant land and seriously evaluate parcels every month. If you screen tax-sale and listed parcels, check access, utilities, flood and zoning, and underwrite exits before you offer, this workflow is being designed around how you already work — just faster, documented, and in one place.

It is not a beginner course and not a get-rich-quick system. It's a working tool for operators who know that most parcels should be rejected — and want the evidence for each decision on the record.

What it will do

Parcel analyzer

Bring a parcel in and see what is actually known about it — acreage, ownership and tax status, access, and the source and date behind every fact.

Deterministic underwriting

The math runs on stated, versioned assumptions — never on a black box. Every figure traces back to a cited source, and every run can be reproduced later.

Due-diligence workflow

A checklist workflow covering the checks that decide whether a tax-title parcel is actually buyable: title curability, redemption status, legal access, and time-to-conveyance.

One exportable deal memo

Each evaluated parcel produces a single clean memo — numbers, assumptions, and the evidence behind them — that you can file or share.

AI research summaries

Research summaries that are linked to their evidence. The AI drafts and cites; it never silently changes a number, and a human reviews before anything is final.

Built to say “not enough evidence”

Land data is thin in a lot of places. When the evidence isn't there, LandFactor AI says “insufficient evidence” instead of inventing a valuation. A correct “we don't know yet” is a feature, not a failure.

Where it stands

LandFactor AI is in development now. The first version focuses on the analyzer, underwriting, and due-diligence workflow above. It will ship as a website and as mobile apps, from the same product.

The founding-member list is open. Founding members hear first as milestones land, get invited to shape what gets built first, and will be first in line when access opens.
